Ensure the house is ready to be inspected and that any obstructions to inspection areas are removed prior to the inspection time and date.
All utilities including water, electric, gas etc. must be on in order to test the functionality of the systems.
If you are unable to attend ensure the Real Estate agent is available to provide access to the property.
The average inspection takes about 3 hours to complete. Depending on square footage the time may fluctuate. To best serve you we recommend that you are present for the inspection.
If you chose to attend the inspection, Gregory will be there to walk you through all the major inspection areas.
These major inspection areas include:
Exterior
The condition of walkways, doors, siding, eaves and soffits, fascia, and other exterior features will be examined.
Foundations, Basements and Crawl Spaces
Foundation, crawlspaces and basements will be checked for water damage, foundation cracking or shifting, and other such potentially expensive issues.
Attic, Ventilation & Insulation
Gregory will examine the attic for things such as moisture content and damage. The level of insulation will also be assessed.
Doors, Windows & Interior
Doors and windows will be inspected to determine whether they have proper seals, and look for signs of mold or water damage. Drywall, moldings and other interior features will be checked as well.
Roofing
Roof defects can cause damage in other areas of the house. That's why its important to know the condition of the roof. Gregory will take a look at the roof, its structure, roofing materials, flashing, gutters, downspouts and more.
HVAC
HVAC systems including ducts, filters, furnaces and air conditioning units will be assessed.
Appliances
Functionality testing will be conducted on major appliances including: hot water heaters, dishwashers, built in ovens and microwaves, garbage disposals, etc.
Electrical Systems
Electrical systems including service drops, service masts, grounding, outlets, meters, circuit breakers, and other such systems will be tested for functionality & safety.
Plumbing
Gregory will check for leaks and damage around tubs, sinks, hoses, showers, water shut-off valves, and irrigation systems.
Fireplace
Fireplaces & chimneys, furnaces, lintels, damper doors, and cleanout doors & frames are also on the inspection list.
If there are any particular areas or concern he can take special attention in those areas and recommend the correct type of specialist you may need to correct any issues.
After the inspection is complete he will provide a verbal debrief of the major areas of concern followed by a written report containing photo illustrations within 24 to 48 hours.
